Overview
CashFlowRealEstate.ai uses Big Data and AI to evaluate, currently, 200M+ property tax records in 7 states and identifies 40%+ ROI/COC/CAGR investment properties at scale. The algorithm basically ranks ordering properties that have a Debt Coverage Ratio (DCR) of 2+ vs 0.1; or 5 times higher than the average DCR while using real-time data. This is a Business Intelligence insight for institutional and retail investors via a holistic computed column that competition does not use (like Zillow, Opendoor, RoofStock). CashFlowRealEstate.ai has finished the MVP with a thorough analysis of properties and is in the process of implementing focus group interviews to collect feedback from users. The model currently covers seven states including VA, MD, DC, NJ, DE, West VA, PA. At the current stage, I intentionally focus on these seven states where I have local expertise and network to pilot and dominate prior to scaling up to the entire US and expanding to Canada and Australia.

Besides cutting-edge algorithms built based on real industry expertise, CashFlowRealEstate.ai offers a vertically integrated model with brokerage, property management, bank, settlement/title, and home warranty. This offers an end-to-end solution that can enable investors to run a productive process while still choosing the best properties for investment in the market. We intend to roll out key monetization strategies as follows:
- We will launch a subscription-based business model for REALTORs, Lenders, and retail investors that provides big data-driven insights to guide real estate investing.
- We will establish end-to-end investment management offers (i.e. select the right investment properties, raise capital, provide title and closing services, manage home renovations, and property management).
I have engaged in numerous discussions with institutional investors (i.e. hedge funds, VCs) including a chance to set up a $100M+ portfolio utilizing the tool.
